What percentage of housing is in the hands of speculators who invested in real estate for its further resale? According to experts, in different regions of Russia from 10% to 50%.
As a result of the crisis since the fall of 2008, not only the process of selling apartments was slowed down, but also the cost of rental to decline.
For investors who invested in real estate, for example, real estate in Omsk, there was a temptation to get rid of apartments, with a profit from an invested amount of 25% – 30% and send funds for the purchase of shares. The RTS index in 2009 increased 3 times, the price of oil doubled – this could bring tangible dividends, double the capital.
If at that moment the apartments went on sale at a time, then the collapse of prices would be inevitable.
Most investors chose to wait out the drop in apartments, believing that in crisis time any investments were not insured against risks, and a drop in real estate prices cannot continue endlessly.
In the coming years, the most important factor in pricing may be the introduction of real estate tax. On average, the tax will be 0.1% of the cadastral value of the apartment, the regional authorities will be able to adjust the amount of tax for various categories of owners.
Reduce – for a socially unprotected part of the population or – to introduce an increased tax coefficient for owners of several real estate objects. This can stimulate the sale of apartments, which will lead to an increase in offers in the real estate market and reduce its value.
However, until 2012, the introduction of tax does not seem real, in addition, the transition period will not end earlier than 2015.
Those who plan to improve housing conditions need to take into account all the factors of a possible change in housing price and make their purchases at the most suitable moment.
