Classification of office objects

Classification of office objects

When a person buys or rents a room for an office, of course, he wants to know the market value of this room at the moment. But it is quite difficult to correctly determine the cost, since there is no single classifier for real estate, with which you can determine their degree and divide by prestige.

For more than one year, the office real estate market secretly gives the designations to the classifications of objects. And even if they are not officially accepted, yet many large and advanced companies use them quite successfully. Foreign standards – classes “A”, “B”, “C” and domestic – “D”, “E”. But for an even more accurate and subtle assessment of office real estate, there is a division into subclasses-“A+(-)” or “A1”, “B+(-)” or “B1”, etc. D.

Perhaps it’s time to figure out what is the difference.

So, let’s start with the most prestigious – class A offices, they can include options for renting large offices in Moscow. As a rule, they are located in a modern recently built office or business center. Differ in the presence of modern repairs, design, technical equipment, other qualities, which show a high level. As for the class “A+” and “A-”, they may be present or absent some additional characteristics, perhaps not even very significant.

The office of class “B” is not so different from “A”, as it can also be in modern construction with almost the same conditions. Also, class “B” can be in mansions with modern reconstruction. It is worth saying that the use of class A office for 5-7 years leads to a decrease in its status to class “c”.

As for the class “C”, these are the offices that are in rooms that are not previously intended for such purposes. Often these are premises with an old repair and only partially ennobled in the office itself. Basically, such areas are used for small companies that need a simple and small office.

The premises for the offices of the class “D” and “E” are quite cheap, not having modern engineering, design, communication and other systems. Often they are in dire need of overhaul. This category includes basement and semi -basement, former apartments, premises of old enterprises, kindergartens and schools. But, if such offices have a profitable and good location, have high -quality repairs, a high communication system, modern office equipment, then such offices become competitive with rooms for class “C” and even “B”.
